Requirements
KAIZEN Realty is committed to supporting the Fair Housing Act, prohibiting discrimination based on race, color, religion, sex, handicap, familiar status, or national origin. Applications are screened on a first come, first serve basis and final approval is made by the owner.
Please have the following items ready before applying:
• Residence History/Landlord Info: Name, Phone, and Email
• Employment History: Name, Contact, Start Date, Salary
• Dependent Information
• Emergency Contact Information
• Vehicle Information: Make, Model, License Plate #
Have the following documents ready to UPLOAD when applying:
• I.D. (driver’s license, i.d. card, passport, etc.)
• 2 most recent paystubs to verify income or 3 month’s bank statements or latest tax return
The guidelines and qualifying criteria that are considered by the owner are as follows:
Lease Application and Credit Authorization
Applicants must be at least 18 years of age. All occupants 18 years of age or older must submit an application and a credit check authorization. The absence of a credit file shall not adversely affect any applicant, but in these events applicants may be required to either pay a higher security deposit, pre-paying rent, and/or provide a qualified lease guarantor. A lease guarantor must exhibit credit worthiness and the ability to satisfy the rental obligation in the event of default.
Application Fee and Security Deposit
A non-refundable application fee of $50.00 is required at the time of the submission of the application. This may be in the form of a cashier's check, money order or online payment. Security deposit (certified funds or online payment) and lease must be signed and submitted within 48 hours of acceptance of application. Failure to do so will result in cancellation of the application.
Photo Identification
All applicants must provide a legible copy of their driver's license or other government issued photo ID.
Employment and Income
Applicants must supply a minimum of two years employment history. The total monthly household income must be three times the monthly rent. Applicants must provide their TWO most recent pay stubs or written verification from employers and/or other income. If self-employed, the applicant must submit their most recent tax return. Any applicant without the minimum employment history will require a co-signer. The co-signer must meet all qualifying criteria.
Rental History
A minimum of two years of rental history is required. Living in a property owned by a relative does not constitute a tenant/landlord relationship for rental verification purposes. Owning a home can take the place of rental history. Occupancy must be verifiable.
Criminal History
Applicants may be declined depending on nature of offense. Felonies must be 5 years old for consideration.
Pet Deposit
Pets are permitted at the discretion of the owner. If permitted, applicants must submit an additional deposit of $300 per pet (deposit amount subject to owner's discretion).
Property Acceptance
Applicants accept the property in as-is condition. Requests for changes to the property must be submitted in writing with the application.
